Crunching Numbers and Making an Impact
- Cost Analysis: Perform detailed cost analysis for construction projects, real estate investments, and other projects as required. Ensure accurate and timely recording and reporting of costs related to production processes, materials, labor, and overhead.
- Variance Analysis: Monitor and analyze actual costs against budgeted costs. Identify and investigate monthly variances to ensure cost control and efficiency.
- Inventory Management: Oversee inventory tracking, valuation, and reconciliation processes. Ensure compliance with accounting and control procedures.
- Investment Analysis: Conduct financial analysis on potential real estate investments, including ROI, net present value (NPV), and internal rate of return (IRR) calculations. Support due diligence for property acquisitions and dispositions.
- Financial Modeling: Develop and maintain financial models for construction projects, property management, and real estate investments.
- Compliance & Controls: Ensure accurate and up-to-date maintenance of the cost accounting system. Review and improve cost accounting processes while ensuring compliance with industry regulations, financial reporting standards, and company policies.
- Month-End Close: Support the month-end closing process, including journal entries, reconciliations, and financial reporting related to construction, logistics, real estate, and property management accounting.
- Financial Reporting: Prepare and analyze comprehensive financial reports. Support the annual financial statement audit by providing necessary documentation and explanations. Develop and present reports on financial performance, including variance analysis and improvement recommendations.
- Budgeting and Forecasting: Collaborate with the financial reporting team and operational management to develop and maintain annual budgets and monthly/quarterly forecasts. Provide insightful analysis and recommendations for cost optimization.
- Financial Analysis: Conduct and report on ad-hoc financial analysis to support decision-making in capital expenditures, maintenance, procurement, shipping, and other organizational decisions.
- Data Management: Ensure accuracy and integrity of financial data related to construction, property management, and real estate. Manage and update financial databases and reporting tools.
- Cross-Functional Collaboration: Work with cross-functional teams, including project managers and property managers, to analyze and improve operational efficiencies, cost performance, and asset utilization. Support strategic financial planning and decision-making with other departmental functions and the broader finance team.

- Working knowledge of cost accounting, construction accounting principles (such as job costing and WIP), financial accounting, and inventory management principles.
- Excellent analytical skills with the ability to interpret complex financial data and provide actionable insights.
- Proficiency in cost/financial analysis using Excel or similar tools.
- Experience with financial analysis software (e.g., Excel, Power BI) and construction accounting software (e.g., Sage 300, Viewpoint).
- Experience with Power BI or other data analytics platforms.
- Proficiency in an ERP or MRP system; NetSuite preferred.
Education and Experience:
- Bachelor’s degree in Finance, Accounting, Economics, Business, Engineering, or a related field. MBA, CPA, CFA certification, or an advanced degree is a plus.
- 4+ years of progressive experience in finance, accounting, or operations functions, preferably within the construction, real estate, or property management industry or a related field.
- Experience with financial modeling, project cost analysis, and real estate investment analysis.
- Prefer experience as a cost accountant, financial accountant, or operations analyst in a manufacturing environment.
- Proven track record of applying analyses to improve business performance.
- CMA, CPA, CFA certification, or an advanced degree is a plus.
